Senior Project Accountant
ARE YOU:
Passionate about Real Estate? Are you looking for an opportunity with an innovative company that will help you grow? Does the prospect of working with a talented accounting team excite you? If so, you’re probably a great fit for our position of Senior Project Accountant!
YOU BRING:
Great organizational and time management skills and thrive in a fast-pasted environment. You are a self-starter and a versatile team player, with excellent communication skills and enjoy collaborative problem-solving.
WE’D LIKE YOU TO HAVE:
- 3+ years of experience in real estate development accounting, job costing, and project budgeting, forecasting and financial analysis and be familiar with residential real estate development and construction cycles
- 5+ years of progressive accounting experience
- Bachelors degree in Accounting, Finance or Commerce (required)
- CPA designation (completed or near completion) is strongly preferred
- Strong technical understanding of ASPE
- A self-directed, proactive approach, with the ability to manage multiple projects and deadlines with minimal supervision
- Strong ability to interpret financial data, assess project performance, and identify risks
- A genuine passion for the real estate development industry is required
- Advanced Microsoft Excel skills
- Excellent written and verbal communication skills, with confidence working with cross-functional teams and external stakeholders
- Strong problem-solving and investigative skills
- Meticulous attention to detail
- A good sense of humor!
A DAY IN THE LIFE
You’ll walk into our vibrant downtown office and grab a cup of Starbucks from our kitchen. Reporting to our Controller, you will play a key role in helping our team be a business partner to the organization.
YOU WILL:
- Gain exposure to accounting and reporting functions relevant to the real estate development and construction industry
- Manage day-to-day accounting for a portfolio of condo and/or rental projects including journal entries, bank reconciliations, acquisition/disposition entries
- Prepare monthly and quarter-end working papers
- Lead cash management requirements for your projects, ensuring no cash shortfalls
- Prepare construction loan and partner draw reports working directly with Quantity Surveyors, lenders, and our partners
- Prepare project cost and financial reports for internal and external stakeholders
- Prepare a monthly debt summary schedule for our investor reporting package
- Track project letters of credit and monitor timing of releases
- Prepare tax filings and regulatory reports
- Lead project proformas/budgets & reporting by liaising with department leaders; provide detailed variance analysis on major project budgets drivers
- Provide financial insights and recommendations to senior management on project performance and risk
- Prepare distribution and waterfall projections
- Review legal partnership agreements, Development and Construction Management agreements to ensure projects are in compliance with ASPE
- Implement and improve internal controls, processes, and reporting tools to increase efficiency and accuracy
- Where applicable to your project portfolio, prepare project year-end financial statements (including note disclosures) in accordance with ASPE, and lead the annual audit
- Actively participate in system implementations and ad hoc projects, as required
- Mentor and support other Project Accountants on the team

At Intracorp, wellness is woven into the way we work. From team fitness events to our annual Intracorp Challenge in our Vancouver Office, we’re committed to encouraging healthy, active lifestyles across our teams and communities.

In the spring, members of our Vancouver team also took part in the Vancouver Sun Run, joining thousands of others in Canada’s largest 10k road race. Since 1985, this iconic event has inspired people to embrace movement, and we were proud to be part of it.
Our Washington team has been soaking up the summer sun and fresh air by playing mini golf together. It’s been a fun way to unwind, bond, and stay active outside the office.
Meanwhile, our Austin and Newport Beach teams have been embracing the fast-paced fun of pickleball. Whether it’s a friendly match or a full-on tournament, it’s been a great way to stay fit and foster team spirit.

We were honored to welcome Marysville Mayor Jon Nehring for the official ribbon-cutting ceremony, joined by local residents, partners, and future neighbors.
